Property Envy was created out of a need which we personally had when we decided to invest out of state. For us, that was San Antonio, Texas. We had told our real estate agent that the only way we would purchase a house would be if she would be our "boots on the ground" and we offered to compensate her for her time outside of the purchase and sale of the property. Unfortunately, she never followed through and the project time line which was supposed to have been 4 weeks turned into over 3 months, the firing of our crooked contractor who misappropriated our funds for personal use and when fired, stole over $7,000 in materials. Couple the work not done, the time lost in finding a new contractor, the materials stolen, the work that was paid for and not done and the delay in the project and hard money holding costs - we wound up with over $15,000 in total extra expenses.
In addition, we found the same thing happening here in the Metro-Atlanta area when we started getting approached by investors who had flipping projects here with the same issues. Investor after investor from a group we are a part of kept coming to us asking for help and if we could step in and assist. So, we decided this was a need which investors had and no one had filled. Based on our personal experience and understanding the real estate industry, renovations, budgets, and project management, we decided to launch Property Envy. Honesty, integrity, education and client satisfaction are at the heart of their consulting business.
Meet the Family Team behind Property Envy -
Lorraine Beato - Lorraine has been in the real estate industry since 1986 when she started working for Merrill Lynch in college on the mortgaged backed securities trading floor. In 1988 she became a licensed Realtor in New York at the behest of her then best friend but never actually practices sales, she continued her tenure at Merrill Lynch for a few more years. After reading the Art of the Deal by Donald Trump and personally meeting him while working as an executive assistant for a powerful businessman - she was hooked. Later in 1993, she completed her appraisal coursework and moved on to complete over 300 appraisals in Westchester County in NY as well as over a year in the loan processing arena. In 1995 a corporate move with General Motors transferred her family to Atlanta, Georgia. After being a stay at home mom for 2 short months, she decided to look into transferring her real estate license to Georgia and her real estate sales career officially started. Lorraine quickly learned the business, worked with relocation clients, kept up with the latest trends and changes in the industry and was hooked. She and her husband delved into rental properties, purchased and sold real estate in Europe and kept abreast of the investment market as well as consulted on renovation projects for other investors. Not only that, but Lorraine has a great eye for use of space, design and color. The Beato's decided to jump into the flipping pool in 2012 and Lorraine has since helped several investors find. fund, evaluate, rescue and sell their deals in Metro-Atlanta as well as advise several other investors across the country with sound advice.
Rui Beato - Rui purchased his first house at the young age of 23 when he bought his first house from his father. Fast forward a few houses later and a number of years when General Motors transferred him and his family to Atlanta, Georgia in January of 1996. Rui learned first hand about new construction as he and Lorraine picked a lot in a subdivision, a floor plan based on a model home and a lot of faith that Georgia was a good place for his family in one weekend! The Beato's purchased residential cash flow properties which Rui renovated and managed himself as well as a cottage on Lake Lanier which this dynamic duo completely renovated themselves ... from hardwood floors, to ceramic tile, plumbing, painting, cement work and landscaping just to name a few! Rui has great vision for what a home can look like and what changes in a floor plan can maximize space and flow better. In addition, managing crews is a piece of cake given his production management skills as well as his hands on knowledge of renovating. Rui understands how to keep a project flowing, on target and on budget and his knack for knowing how to speak to people makes him very approachable and well respected. Rui has helped a few out of state investors by jumping into rescuing a project gone wrong, finding a new contractor and making sure the project got to completion as painlessly as possible,
Alexx Beato - Alexx is the youngest of this crew who aspires to study international business and pre-law when she goes off to college. At the age of 6 one of Lorraine's client's made her an official real estate assistant giving her a clipboard and making her a name tag. Alex would cruise through a house and report back to the clients whether or not the house would suite their criteria. It got to the point that Lorraine's clients refused to look at houses unless this little assistant came along. She is the computer and internet guru who helps her parents with whatever they ask of her - be it the uploading of photo's for the investor inspection reports, sending e-mails, or filling out mls documents.
